Seasonal Maintenance Form

As an HVAC Contractor, we know firsthand the importance of a seasonal maintenance program for your internal comfort system. 
The changing seasons bring new demands on your HVAC equipment. It  is very important to maintain your system ensuring maximum performance and extending the life of your equipment thus avoiding costly breakdowns. As we all know now, it is even more important with the escalating price of fuel to keep your equipment running at peak efficiency.
Included in all Cooling Season Maintenance Checks:
  1. Install gauges and check operating pressures
  2. Check voltage and amperage to all motors with meters
  3. Check air temperature drop across evaporator
  4. Check for adequate refrigerant charge and possible leaks
  5. Check evaporator superheat
  6. Lubricate all moving parts
  7. Check belts and adjust tension
  8. Check filters
  9. Check pressure switch cutout settings
  10. Check electrical lock out circuits
  11. Check starting contractor contacts
  12. Check all wiring and connections
  13. Clean and adjust thermostat
  14. Check air temperature across condenser
  15. Check that condensate drain is opening
Included in all Heating Season Maintenance Checks:
  1. Check burners
  2. Check heat exchanger
  3. Check gas or oil pressures
  4. Check safeties
  5. Check fan motor
  6. Check belt
  7. Check filters
  8. Vacuum burner area, "EXCEPT OIL"
  9. Check thermostat
  10. Check wiring
  11. Check temperature rise
  12. Lubricate where necessary
  13. Check duct work condition
  14. Check pumps, "Boilers"
  15. Check zone valves, "Boilers"
